Reports menu

 

One of the options in the connectMLS main menu is Reports. The Reports menu provides access to a plethora of additional resources including CMAs, Market Reports, all of your Custom Reports, Financial Reports and more:

This article is designed to provide insight into all of the options within this important menu. The Reports menu is broken into five sections, so that is how we'll break it down.

The top section is dedicated to CMA functionality:

  • Manage CMA Reports is where you go to access any CMAs you have already saved in Connect. This can include completed CMAs or those you have started and are partially completed.
  • Add New CMA Report brings you directly into the beginning steps of creating a new CMA.
  • Manage CMA Stationery gives you the ability to enhance the appearance of your CMA reports with background images and/or custom office-branded stationery. 

The second section contains a collection of market reports:

  • SmartMLS Stats is a link that brings you directly to our statistical program. 
  • The Area Market Survey provides a snapshot of the current market conditions. This report can be a helpful tool in determining competitive pricing for a property before it goes to market.
  • The Market Statistics Report provides relevant statistics for properties in your area, including listings that are currently on the market and those that have recently gone off market. It also provides insight into how your local market has been (and currently is) performing.
  • The Market Trends Report provides insight into the number of new and closed listings in your local market. 
  • The Market Share Report option contains two reports:
    • Ranking Report- see who the top performing agents, teams, offices and organizations are. 
    • Market Share Report- delivers real-time agent production and ranking information. 
  • The Market Conditions Addendum (1004MC) report provides vital information for appraisals, such as absorption rate and months of housing supply.

The next section down provides a couple additional reports for gauging production and inventory:

  • The Agent Production Detail report generates a single line report of closed production over a given time period. Click here for more details.
  • Inventory Counts lets you see the total number of listings for one or more statuses for a given period of time. This can be especially helpful when working with listings in permanent off market statuses (Closed, Cancelled, Expired). For instance, you can see the number of listings that were changed to one of these statuses during a specific time period in the past (how many listings were closed last January).

 

The fourth section deals specifically with reports you create yourself within the connectMLS system:

  • Custom Reports brings you to a full list of any reports you have created yourself (by clicking Modify Columns while on the List View report). You can see all custom reports at once, or focus on reports created for specific property types.

The last section gives you access to six different financial reports:

  • Payment Calculator helps you get an estimate of monthly payments.
  • Buyer's Approximate Closing Costs lets you perform an analysis of typical estimated closing costs for up to three different loan types simultaneously.
  • The Seller's Net Proceeds report allows you to calculate what a seller might expect to receive (or owe) from the sale of their property based on up to four different financing scenarios.
  • The Early Payoff calculator computes the amount of money saved if the borrower makes extra payments on their loan.
  • Tax Savings highlights the tax saving benefits of home ownership. 
  • The Buy vs. Rent report demonstrates the financial benefits of buying a home instead of renting.
