It is possible that, during the process of working on a Draft listing, you accidentally publish the listing as Active too soon. More common scenarios include:
-
You chose the wrong Activation Status: The property is supposed to come on the MLS as Coming Soon, but when you click Validate for Publishing, it saves the listing as Active (instead of Coming Soon). This happens because you set the Activation Status as Active instead of Coming Soon. Click here for a refresher about the Activation Status field.
- You clicked the wrong button: Instead of clicking Save Draft to save your work and keep the listing in Draft status, you accidentally click Validate for Publishing and now your listing is showing as Active or Coming Soon (depending on the Activation Status).
In either instance, your Draft listing (which should be invisible to everyone until you publish it) is now visible to all MLS users and their clients.
The more pressing issue, though, is what should you do? Your listing contract with the seller specifies that the listing must not begin its life on the MLS until a very specific date. How can you fix this so you are still adhering to your contract?
First and foremost, don't panic! These types of mistakes happen all the time, and SmartMLS is here to help you. We'll help you get things sorted out.
- If this happens during normal business hours (Mon-Friday 8:30am-6:00pm, weekends 9:00am-3:00pm), immediately call the SmartMLS office or send an email to compliance@smartmls.com.
- If the listing is supposed to be Coming Soon, we'll clone from the erroneous listing to create a brand new Coming Soon listing and make sure all of the dates align with your Listing Agreement/ Coming Soon Addendum. Then we will delete the listing that was accidentally activated too soon.
- If the listing is supposed to be a Draft, we'll clone from the erroneous listing to create a brand new Draft listing, then we'll delete the listing that was accidentally activated too soon. You can then complete the remainder of the Draft listing and publish it at the appropriate time.
-
If this happens outside of our business hours and there is no one at SmartMLS to speak with, mark the listing TEMP or WITH as soon as you notice the mistake. Then leave us a voicemail or send an email to compliance@smartmls.com explaining what happened. As soon as we are back in the office, someone from our Major Corrections team will take care of things:
- If the listing is supposed to be Coming Soon, we'll clone from the erroneous listing to create a brand new Coming Soon listing and make sure all of the dates align with your listing agreement. Then we will delete the listing that was accidentally activated too soon.
- If the listing is supposed to be a Draft, we'll clone from the erroneous listing to create a brand new Draft listing, then we'll delete the listing that was accidentally activated too soon. You can then complete the remainder of the Draft listing and publish it as Active at the appropriate time.
