connectMLS makes it easy to search for broker tours or public open houses that have been entered into the MLS.
Go to the Search menu and select Tour/Open House:
When the search screen opens up, you'll notice that some of the fields are already pre-populated (though you can certainly change them). Here's a quick overview of the most relevant fields on the search screen:
- Search Type defaults to Cross Property, meaning your search will cover all property types. If you would like to narrow your focus to just a few property types, use the Property Type field to choose your desired property types.
- The Status field, which corresponds to the status of the listings you are searching, defaults to just Active listings. If need be, you can also include Coming Soon, Under Contract- Continue to Show and/or Under Contract listings.
Note: there is no option to select any listings that are in off market statuses, since you cannot schedule a tour/open house on an off market listing. - By default, the search starts out looking just for public Open Houses, but you can switch that to just look for Broker Tours, or search for both tours and open houses simultaneously.
- The Status field within the Open House/Tour Type section corresponds to the event itself.
Active means the event has not yet occurred.
Ended means the date/time of the event has passed.
Cancelled means the event was cancelled by the list agent (the event never occurred). - The Details field allows you to search for first, repeat or live stream events. Live Stream events are done online- they are not in-person events.
- The default time frame for the search is within 7 days of the current date. You can change the number of days or use the fields directly underneath the enter a specific date range. You can even search for events within a specific time frame (you must choose a date range first).
- The State field always defaults to Connecticut, but you can remove it and/or choose additional states (although the likelihood of seeing events for properties outside of CT is pretty remote).
Much like a property search, there is an Add/Remove Fields button in the bottom right that allows you to add, remove or reorder the fields on the search screen. Once you click the button, you will see a window that provides a list of available fields on the left as well as a list of fields that are already on the search screen on the right:
Something to keep in mind when performing a tour/open house search in connectMLS is that the number of matches you get after you enter your criteria represents the number of listings, but not necessarily the number of events. An individual listing may have multiple events occurring during the time frame you have entered during your search.
In the image below, there are 4 listings that match our search criteria, but they represent 8 different events (each listing has two open houses during the search's time frame):
