Wouldn't it be great it you had a way of knowing what listings your clients are looking at without even having to ask them?
If you have already set them up on an auto email or have manually sent them listings, you likely have a decent idea of what they want. But what if you could tell that they were looking at the same listing over and over again, or that they were looking at listings that you did not actually send them yourself?
With the new Listing Activity Tracking feature, you can do just that. The additional insight into the properties your clients are viewing can help you narrow the focus of their home search, spark more productive conversations with them, and, ultimately, speed up their home buying journey.
To see the listings your clients are looking at, click the Clients icon (to the right of the SmartBar):
Locate the desired client and click on their name to open their dashboard.
There is a new Listings Viewed tab towards the top right (between Listings Sent and Favorites):
Listings Viewed provides several key insights into the properties the client has been focusing on:
- The green-highlighted column with the eyeball at the top shows the number of times the client has viewed the listing. If this number is higher than others, it indicates there is something about the property that keeps drawing them back to it. If you have not done so already, it could be a good time to have a deeper conversation about the property and possibly set up a showing.
- The yellow column (First Viewed) shows the first time the client viewed the listing.
- The pink column (Last Viewed) shows the last time the client viewed the listing. If they've only viewed the listing once, the timestamp will be identical to the First Viewed column. Keeping an eye on this column is valuable because it indicates the properties they have viewed most recently. Those might be good listings for you to investigate further and follow up with the client with more detailed information.
Clicking the list number displays the Full Detail report. There is an extra line directly beneath the photo that shows the number of times the client has viewed the listing, as well as the first and most recent times they viewed it:
The information provided through the Listings Viewed tab is sourced from listings that you emailed the client (both manually and through an auto email), as well as from listings they found themselves by running their own searches in the Client Portal. The second part (listings the client found themselves) is very helpful to pay attention to because it could expose a disconnect between the criteria you've been using in their auto email and what they are truly looking for. For instance, if they are viewing listings in towns, price ranges, etc. that don't match their auto email search (or the search you run for them manually), it is probably time for a conversation. It is possible that their interests have changed and you may have to adjust their saved search accordingly.
Listings are only flagged as being viewed if the client has opened the listing in a detailed report. If they only view a property in the single line or thumbnail report, it doesn't count and is not included in in any of the view counts.

The Favorites tab (directly to the right of Listings Viewed) also includes some functionality that provides insight into what your clients are looking at within their portal:
- The pink column displays the level of interest the client has indicated in the property: a heart indicates it was marked as a Favorite; a heart with a question mark indicates it was marked as a Maybe.
- The green column with the eyeball displays the number of times the client has viewed the listing in a detailed report.
- The yellow Received column displays the date they most recently marked the listing with some level of interest (as a Maybe or Favorite).
As is the case on the Listings Viewed tab, you can click the list number of any property to switch to the Full Detail report and see when and how often the client viewed the listing:

You can also see the listings your client has viewed from the Listings Sent tab:
- The yellow column is for new/most recent listings that you sent to that specific folder.
- The green column lets you access all listings you have sent to that folder.
Regardless of the option you select, the subsequent single line report has a column that shows the number of times the client has viewed the listing:

The Listing Activity Tracking feature lets you stay on top of the types of properties that your client is gravitating towards without being intrusive. The number of views and frequency with which they return to the same property could spark a meaningful conversation with them at just the right time, making you look like a genius. You can even use the insights provided to know if their saved search might need some tweaking.
Leveraging the insights provided by the Listing Activity Tracker shows your clients that you're an attentive, proactive professional while still allowing them to feel in control of their home search journey.
