New Disclosure Info section in Add/Edit

We have recently added a new Disclosure Info section to the Documents tab in Add/Edit:

Lead Based Paint Disclosure

The Lead Based Paint Disclosure Provided YN field is a required field for the following property types:

• Single Family for Sale with a Year Built prior to 1978. 
• Condo for Sale with a Year Built prior to 1978. 
• Residential Rental with a Year Built prior to 1978. 

The field asks if you have uploaded the lead paint disclosure form. It defaults to Yes but can be switched to No if you have not uploaded a Lead-Based Paint Disclosure form. 

If you keep it at Yes, you must also upload the lead paint disclosure. You won't be able to publish the listing if you have Yes selected but have not uploaded the lead paint disclosure.
 

If you switch the field to No, a second required field appears on the screen:

Use the Reason for Lead-Based Paint Disclosure Omission field to explain why there is no lead paint disclosure uploaded to the listing.

If you select No but do not provide a reason for the omission, you won't be able to publish the listing.

Residential Property Condition Report

The Residential Property Condition Report Provided YN field is required on all SF, CN and Multi-Family for Sale listings (it does not apply to Residential Rentals):

The field asks if you have uploaded the property condition report to the listing.

If you select Yes, you must also upload the property condition disclosure form. You won't be able to publish the listing if the field is set to Yes but there is no property condition disclosure uploaded.

If you select No, a second required field appears:

Select one of the options from the Reason for Property Condition Report Omission field to explain why there is no property condition report uploaded to the listing:

• Transfer by executor/trustee/conservator
• Newly constructed residential property
• Transfer by a Government Entity
• Bank Owned/Real Estate Owned (REO)
• Not provided (Other)

If you select Not provided (Other), an additional required field ("Other" Details for Omission) will appear on the screen:

Use this field to explain why there is no property condition report uploaded.

If you select Not provided (Other) and do not explain why there is no property condition disclosure, you won't be able to publish the listing.
