Individual private rooms for rent are not eligible for listing on the MLS. Residential Lease listings are defined as a single dwelling unit—such as a whole house, condo, or apartment—and do not support listings for single rooms within a shared residence. A bedroom for rent within a single family house, for example, does not meet this definition and is not eligible for entry in the MLS.
SmartMLS does not allow rooms for rent to be listed unless the property, as a whole, is zoned as a Rooming House by the Zoning Department of the Town in which it resides.
Rooming houses in Connecticut (defined generally as dwellings letting space to three or more non-related persons) must obtain local health department permits, comply with state/local fire safety codes and maintain specific sanitary and safe conditions. Regulations require minimum floor space per occupant, functioning plumbing, clean linen and safe egress.
