Search for mixed use properties

There are a couple of ways to search for mixed use properties within the connectMLS system.

Although there is not a dedicated mixed use field on the listing input form, there are several fields that help indicate that the property is/could be used for mixed use purposes.

Note: these fields are optional during the listing input process, which means that they can be skipped over or left empty. This makes it a bit more challegning to find mixed use listings, but it is certainly possible to do so.

Start off by going to Search> Listings> Commercial for Sale:

Use the Add/Remove Fields button in the bottom of the screen to add the following fields:

Once you have added the fields and you're back on the search screen, click the Show Advanced Options switch in the bottom left corner:

Since the Potential Use and Present Use fields are free text and there are no standard answers or picklist of choices when entering the listing, you are at the mercy of what list agents have entered in them. The best way to work with these fields is to set the Advanced Options to Contains and then enter mix in them. This will find any listings where the agent entered mix or mixed in them:

You should use one field at a time and check the matching listings. It is a good idea to run the search once with mix in the Potential Use field and then a second time with mix in the Current Use field. There will likely be some overlap between the two sets of matches, but doing it this was will ensure that you're seeing all listings that could be mixed use. If you use both simultaneously, you will only get those listings where the agent entered mix/mixed in both fields.

Another way you can try searching for mixed use properties is by adding the following square footage fields:

SQFT Industrial
SQFT Office
SQFT Residential
SQFT Retail
SQFT Warehouse

After doing so, enter 1 in the minimum field for any of the types of square footage you are interested in (leave the maximum field empty):

This will find properties that have been or are currently being used for multiple purposes (residential and office, for instance).

Depending on your client's specific needs, you may have to run the search more than once using different sqft fields.
