Connect CMA enhancements

  • The Interactive CMA now displays the phone number from the Direct Line field rather than the Office Phone.
     
  • When you’ve added adjustments to the Live CMA, there is now a hard save that occurs before it is published that ensures the adjustments and adjusted total automatically appear in the report. Prior to this, the adjustments wouldn’t appear on the report if you did not click Calculate Totals before publishing the CMA.
     
  • Pagination for CMAs has been improved to eliminate unnecessary blank pages/weird page breaks when viewing via Print Preview or printing.
     
  • Detailed CMA Report: the calculated values for Use avg. price per avg. square foot of sold comparables and Use avg. adjusted price per avg. square foot of sold comparables are now correct (they had been displaying as 0 for newly created CMAs).
     
  • Live Interactive CMA- if you use the Add More Adjustments button to include adjustments on features that are not on the report by default, your edits are included when you publish the CMA. Note: while testing this issue, we reported an issue where the Adjusted Price field is not updated to include your adjustments unless you click the Calculate Totals button. This will be fixed in an upcoming release (TBD).
     
  • Live CMA- the agent’s photo has been added to the Contact page of the Interactive CMA Presentation when downloading to PDF.
     
  • The new SmartMLS CMA templates have been renamed and moved to the top of the list of templates (on the Customize Report tab of the Detailed CMA Report).
     
  • Since you cannot download an Interactive CMA Presentation report until after you publish it, the Preview Presentation button has been removed from beneath the tabs and won’t appear until you click Publish> View Presentation.
     
  • The duplicate horizontal scroll bar that appears at the bottom of the Comparables section when viewing the Interactive CMA Presentation in the browser has been removed.
     
  • Six new SmartMLS templates have been added to the Detailed CMA Report (the original templates are still available along with the new ones). The new templates are not available from the Live CMA.
  • When you email a Live CMA to a client and they use the Contact section to send you a message about the CMA (known as the listing interest email), the wording of the message you receive as the agent has been modified for clarity. 

  • If you add a comp from an outside source (like a FSBO) to a CMA, you can now upload a photo along with the property’s information.
     
  • If you make adjustments on the Comps. Adjustments tab of the New/Interactive CMA, they now display correctly when you preview the presentation.
     
  • You can now upload a document to your CMA report (this is not available on the new live/interactive CMA) and it will be included when you preview, email, print or generate the report as a PDF.
     
  • The names of the two CMA options have been updated to provide clarity:
    • Existing/Detailed Custom Report is now called Detailed CMA Report.
    • New live CMA (Online Default Presentation) is now called Interactive CMA Presentation.
       
  • When adding comps to your CMA, the Add to CMA button in the top right has been enhanced so it is more easily visible (it is now a larger blue button).
     
  • The size of the subject property photo on the Interactive CMA has been increased on the Suggested Price page.
     
  • The agent photo has been added to the screen that comes up when you click Contact <agent name> on the My Agent page (the agent’s photo is also on this page), of the Interactive CMA.
     
  • Every new CMA that is created going forward defaults to the new Interactive CMA format. You can switch it to the Detailed CMA Report any time.
     
  • Regardless of when a CMA was originally created it can be generated in either CMA format.
     
  • On the Subject Property page, the status field has been removed and the formatting/ alignment of the sqft fields has been adjusted.
     
  • The Town field is no longer duplicated on the side-by-side comparables page.
     
  • The Office Address field can now be displayed on the cover page.
     
  • The Living Area Sqft per Public Record field has been replaced by the Sqft Est Heated Above Grade field on the Comps. Adjustments tab.
     
  • The comparables chart now displays the subject property even if you do not have any closed comparable listings.
     
  • When clicking the Customize Reports tab (after adding comparables to a CMA), the map displays as expected when you click the preview magnifying glass or the edit pencil.
     
  • Team name now appears under the agent’s name on the CMA cover page. The agent can customize this field for their CMAs (it does not change the Team name in the MLS).
     
  • On the Subject Property tab in a CMA, you can now search for the subject property using abbreviated or non-abbreviated street types (ex: 37 Mohawk Dr or 37 Mohawk Drive).
     
  • When using a valid parcel number to auto-fill the subject property of a CMA, the living area sqft per public record should populate.
     
  • You can now select FSBO when adding comparables from an outside source without getting an error.
     
  • The CMA Cover Page now displays the date the report was generated (this now matches the date on the CMA Cover Letter).
     
  • The Head Broker/Office Manager/Office Admin can share uploaded CMA stationery with the whole office (or Firm, if they are in the main office of a multi-office organization).
     
  • Users can apply CMA stationery globally (to all pages within the CMA) or to individual pages.
     
  • Users can easily add or modify stationery right from the Stationery drop-down menu (Customize Report tab).
     
  • Coming Soon listings should now be included in CMA reports.
     
  • For comparable properties in a CMA report, the $/OLP field is now calculated based on the sold price for Closed listings and the list price for non-Closed listings.
     
  • CMAs no longer time out or take an excessively long time to generate when using a large number of comparable properties.
     
  • The addresses on comparable properties are no longer missing when you preview a CMA.
     
  • Proximity information has been added to the comparable properties in a CMA.
