Live CMA

 

When working in the CMA section of connectMLS, you now have two different options for generating the report:

  • Detailed CMA Report is the CMA report format we have been using since we rolled out connectMLS in early 2024. If you have created a Comparative Market Analysis in Connect up to this point (Summer 2025), it has been done using the Detailed Custom Report.
    •  
      • Generates a static report that is optimized for printing or emailing as a PDF.
      • Not mobile-friendly.
         
         
  • Interactive CMA Presentation (also known as Live CMA) is the newest option for generating and sharing a Comparative Market Analysis.
    •  
      • Generates a unique URL for each CMA.
      • Creates a dynamic, interactive report that is optimized for digital delivery.
      • Mobile-friendly.

 

The process of generating a CMA remains unchanged (click here for a refresher on creating a CMA). The tabs that guide you through creating and customizing your CMA are the same regardless of which type of CMA you choose. The main difference is how the report is generated and delivered. You have the freedom to choose the option that is best for you and your client. Once the CMA is created, you can choose to generate the final report in either, or both formats.

The new Live CMA format is backwards compatible. This means you can access it even from CMAs that you created long before the option was added to our system. Both format options are available for all of your connectMLS CMAs.

Whether creating a new CMA or working on a CMA you have already saved, it does not matter which type of CMA report you have selected at the top of the screen. You can switch back and forth between the two options as often as you'd like to help determine the one that works best for your current situation.

 

The remainder of this article is designed to explore the features of the new Live CMA

 

 

As previously mentioned, the six tabs across the top of the CMA module are the same for both report formats:

The process of working your way through these tabs is also the same. Although you can still go through them in any order you'd like, it makes sense to work your way from left to right because there are some tabs that are contingent on information being added to previous tabs. For instance, there will be nothing for you to do on the Comps. Adjustments tab if you have not already added your comparable properties and subject property. That being said, you are free to go back and forth between the tabs as often as needed. 

 

The buttons that appear beneath the tabs, however, are slightly different depending upon which report format you've chosen.
 

When working with the Detailed Custom Report, you'll encounter the following buttons:

When using the Live CMA, there are a couple of new buttons:

  • Preview Presentation generates a preview of the CMA so you can see how it looks thus far. This also gives you an idea of how you can interact with the different sections of the report.

     
  • The Publish button provides several different options for generating the report and sharing it with your client.

        1. Copy URL lets you copy the CMA's unique URL, after which you can paste it into a browser or share it via text, email, etc. The URL is active for 90 days.
        2. View Presentation opens the entire CMA presentation in a new browser tab.
        3. Email to Client sends the CMA to the Client Portal. You can add a personalized message to go along with the report. The CMA remains in their Client Portal, allowing them to access it from any device.
        4. Print/PDF allows you to print the CMA or save it as a PDF.

It is important to keep in mind that, once you click Publish, the CMA is static (you are not working with live data). All of the listings and data are a snapshot of that moment in time. If you go back into the CMA and make changes after you have published it, those changes will not appear in the originally published report. You can always re-publish the CMA after making additional changes, at which point it will be assigned a brand new URL and all new changes will be reflected. Re-publishing also resets the 90-day lifespan of the URL back to 0.

Let's take a look at the different ways you can interact with the Live CMA. This can be helpful to do when you're meeting with your client. The client also has the ability to interact with the report in the same fashion when you send the CMA to them.

Assuming you've finished creating the CMA (you have already entered the subject property, added all the comparable properties, entered any adjustments, etc.) and you are ready to generate the presentation, the final step before publishing is to go to the Customize Presentation tab and choose the sections you want to include/exclude:

After selecting the sections for your CMA, click the Preview Presentation button to generate the live, interactive CMA (it will open in a new tab within your web browser).

The landing/home page provides a large photo of the subject property and displays all the sections you chose to include:

  1. Click on any of the individual sections to go directly to it.
  2. Click the Jump To menu in the top right corner to see a list of all the sections of the CMA:

    Clicking on any of the sections brings you directly to it.

     
  3. Click Start Presentation to open the CMA. It functions essentially as a slideshow. There are Previous and Next arrows in the top right that allow you to move through the presentation one section at a time:

  4. Click Download Report to download a PDF version of the presentation to your device.

 

The My Agent page displays information about you that has been entered in your resume/bio section of Connect [My Settings> Modify my resume/bio (View my resume/bio)]:

There is also a Contact Agent button that displays all of the agent's contact information and allows the client to send a direct message to the agent:

The Comparables section is where you can really begin interacting with the CMA. It displays the subject property and comps across the top half of the screen and plots all the properties on a map in the bottom half of the screen:

  1. Choose the comps you want to see on screen. They are broken down by status. You can select any individual status, or click All to include all comps.

     
  2. All selected comps, as well as the subject property, will be plotted on the map. You can drag the map around, zoom in/out, make it full screen or even toggle the map view between Map and Satellite.

     
  3. Clicking the Show Detail button in the upper right removes the map and changes the view of the subject property and comps from thumbnails to side-by-side comparison views that provide a lot more detail about the properties:

If there are any comps that you would really like to concentrate on, you can use the pin icon to pin it directly to the right of the Subject Property. This allows for easier side-by-side comparisons:

Much like the Comparables section, the Averages section can be manipulated so only comps of a specific status (or all comps) are displaying (the Subject Property always displays):

The Average Price/SqFt section plots all properties (including the Subject Property) on the same graph, with a different numbered dot representing each property:

  1. The dots are color-coded by status.
  2. All properties are displayed in a column on the right, with the Subject Property at the top.
  3. Clicking one of the properties from the list on the right will generate a preview on the graph (demonstrated in the image above). Clicking the preview links directly to the Client Full Detail report, making it effortless to view the entire listing for any of the comps.

 

 

The Price & Days on Market section also plots all the listings (Subject Property and comps) on a graph, again with color-coded dots based on status:

You can still click on any listing on the right side and see a preview of it on the graph. You can also click the preview to display the full listing. 

Any properties that have two dots instead of just one (as indicated by the red arrows in the image above) represents either a closed listing or a listing that has undergone a price change. The white/empty dot is the original list price and the colored dot (with the number) is the sold price (for Closed listings) or the current price (if the listing has not closed yet).

 

Both CMA report formats deliver roughly the same information about the subject property and comparables. Both also provide detailed analysis and statistics for the properties that are included in the report. The prevailing difference between the two is how the report is delivered. If you are looking for a market analysis that you can sit down and go over with a potential seller at a listing presentation, or you would like to provide your client with a mobile-friendly report that they can play with on their own, the new Live CMA is an excellent resource.
