Entering a New listing on the MLS is an exciting experience. Sometimes the excitement can get the best of you and you end up transposing two numbers (or entering an extra 0, etc.) when entering the list price. Now your brand new listing is out there with the wrong list price.
What do you do?
First and foremost, don't panic! These things happen all the time and can easily be fixed.
There is a new feature in connectMLS that lets you, as the list agent, fix this type of error if you catch it within the first 24 hours of the listing being published as Active. The best part- you can correct the list price without the listing showing as Increased or Decreased! The listing will continue to show as New (or Coming Soon) and there will be no traces of the mistake or correction in the listing history.
Important: this feature is only available during the first 24 hours after the listing has been published as Active or Coming Soon, and it only works one time per listing. After 24 hours, you will not be able to make this change yourself without the listing showing as Increased/Decreased. You would have to reach out to SmartMLS so we can fix this for you. We (SmartMLS staff) are still able to fix these types of errors regardless of how long the listing has been on the system.
There are several ways you can edit your listing's list price within connectMLS:
- Add/Edit> Edit Listing Price.
- Add/Edit> View/Manage My Listings & Transactions.
- While viewing the listing, go to Additional Information> Edit This Listing> Edit Listing Price.
This one-time price correction will work regardless of the method you choose!
When you get to the edit screen, just enter the correct list price in the List Price field at the bottom:
There will be a message underneath the List Price field letting you know that the change you are about to make will not be recorded in the Listing & Property History Report nor will the listing change from New to Increased/Decreased.
Reminder: after you save your changes, this one-time price fix feature is no longer available for this listing. If you entered an incorrect price while trying to make the correction, you would have to contact SmartMLS to fix it so the listing still shows as New. Otherwise, if you go in a second time and fix the price, the listing will show as Increased/Decreased.
When you view the listing after making the correction, you'll see that all of the price fields (current price, original price, etc.) show the same corrected price. There are no traces that the list price was entered incorrectly or adjusted.
