There are several towns within the state of Connecticut that have just gone through a revaluation and are phasing in the new tax amounts over several years.
Parcels in towns currently going through phase-ins will always display the final gross assessment. It is the responsibility of agents to do their due diligence on phase-in tax amounts.
If you are entering a listing that is within a town currently undergoing a phase-in, you must change the information that auto-populates from the tax record. Enter the phase-in tax and assessment amounts from the current tax bill in their respective fields:
Please note: Municipal Assessors do not provide phase-in information (assessed value and tax amount) to our data collection and verification vendor prior to the phase-in going into effect. You must manually update the auto-populated figures on your listing to reflect what is on the most recent tax bill.
