Automated Valuation Model (AVM) on IDX sites

 

An Automated Valuation Model (AVM) is a computer program that uses real estate information, such as demographics, property characteristics, sales prices and price trends to calculate a value for a specific property.

If you have ever viewed a property on a real estate website and saw a price with the words estimate, est., valued at, etc. next to it, you are looking at an AVM.

There is a field (Display AVMs with this listing YN) on the Additional Info tab in Add/Edit that allows you to prevent AVMs from appearing on your listing on IDX websites:

To prevent AVMs, make sure to set this field to No.
