Any listing that is active on the SmartMLS must be available for showings within 48 hours. If it is not ready to be shown, it must be marked Temporarily Off Market (TEMP) or Withdrawn (WITH) until it can be shown.
For Coming Soon listings, the property must be available to be shown the day it switches from Coming Soon to Active (the Contract Effective Date/ Go Active Date).
Per SmartMLS Rules & Regulations:
Section 4.22 Availability of Listed Property
Listing brokers shall not misrepresent the availability of access to show or inspect listed property. A Listing must be available to be shown within forty-eight (48) hours of being activated, and on the Go Live date if the listing was Coming Soon. If the property cannot be shown the Listing needs to be classified as Temporarily Off Market or Withdrawn. If conditions are such where there cannot be interior showings the seller must execute a document noting exterior showings only and designate as drive by or allow for walking on the property.
