The Market Conditions Addendum report is located by going to the Reports menu and selecting Market Conditions Addendum (1004MC):
Use the search screen to narrow the focus of your report:
If there are fields you would like to use that are not already on the search screen, you can use the Add/Remove Fields button in the bottom right to add them to the search (click here for a refresher on adding fields to a search).
You can also use the My Searches/Previous Searches section on the right side of the screen to access searches you've previously run:
You have several options (in the upper right) once you've finished entering your criteria:
- Map Results plots all matching listings on the same map.
- View Results lets you view the listings that match your search criteria. This allows you, if desired, to choose the listings that are being used in your Market Conditions Addendum.
- Generate Report displays the results of your search in the 1004MC report.
This is what you'll see after you click Generate Report:
The report is broken down into three distinct time periods:
- Current date- 3 months back
- 4-6 months back
- 7-12 months back
The top section of the shows the total numbers of active and sold properties that are comparable to the criteria you used in your search. It also provides key statistics such as Absorption Rate and Months of Housing Supply.
The bottom section of the report provides additional statistical information for comparable sold properties (median sales price, median CDOM and median sales price to list price percentage) and all comparable properties (median list price and median CDOM).
The buttons in the top right allow you to print the report or save it as a PDF:
